Kailan ba ako makakalipat sa bahay na nakuha ko?

 

Masasagot yan ng various stages ng pagkuha ng bahay:

Stage 1: Reservation
Stage 2: Downpayment (preselling at longer terms, 18 months, 22 months, 26 months etc…) start after 30 days from reservation
Stage 3: Construction of unit (halos sabay matapos ang unit pag patapos na ang down)
Stage 4: Processing of housing loan thru Pag-IBIG or Bank (DP should be fully paid & house unit is 100% constructed
Stage 5: Move-In (punchlisting, accepting of key)
Stage 6: Renovation (since most units sa affordable housing ay bare type, need ng renovation to make the unit livable)

Estimated Timeline:

Preselling units (installment/spot DP)
DP/Construction stage – 18-26 months
Processing in Pag-IBIG after DP/construction stage – 3-6 months
Move-in/renovation stage – punch-listing 1 month after loan take out – 3-6 months

RFO Units:
1.) Installment DP:
DP terms – 10-15 months
Processing in Pag-IBIG after full DP- 3-6 months
Move-in/renovation stage – punch-listing 1 month after loan take out – 3-6 months

2.) Spot Cash DP:
DP terms – 1 month
Processing in Pag-IBIG after full DP- 3-6 months
Move-in/renovation stage – punch-listing 1 month after loan take out – 3-6 months
